DAYTON - Developers of the Rolling A Ranch on Thursday will request zone changes allowing up to 850 additional homes east of Dayton.
Rolling A owner Christo Bardis is requesting to change the master plan from low density residential and agricultural to medium density residential on approximately 436 acres located east of Cardelli Road, between Highway 50 east and the Carson River.
Bardis wants to create 12,000-square-foot residential lots on 417 acres, one-acre lots on 7 acres and 20-acre minimum lots on 12 acres of the former cattle ranch.
Lyon County commissioners approved Phase I of the project last year, in spite of numerous concerns with the project's traffic design.
Citing concerns similar to those expressed during the previous application and determining the request was not the best use of the property, the planning commission voted 4-2 against the current proposal. This followed a unanimous denial by the Dayton advisory board.
The advisory council asked that future plans be denied until a traffic study is done and other infrastructure needs are addressed.
"These issues need to be addressed before we are hit with Phase III," council member Dee Scott said.
