Dayton zoning change would allow another commercial development

Como Gardens, a new commercial development on Dayton Valley Road, may be getting some company.

A zoning change from one-acre residential to general commercial, requested by Dayton Flyer Ltd. for three acres along Dayton Valley Road has been approved by the Lyon County Planning Commission.

The property is located just across the street from the planned Como Gardens, at the corner of Dayton Valley Road and Como Road, and backs up to the Carson River.

Partners Dave Wagner and Dan Wager said they envision the property to be a location for a Kinkos/Fed Ex-type business, with activities to include blueprinting, photo-engraving, delivery services, copying and other business-related services.

The conceptual site plan includes two two-story commercial buildings of 36,000 square feet. One building will be 100 feet by 120 feet and the second will be 80 feet by 75 feet. There will be 123 parking spaces at the facility.

"This will not be a distribution center," Wagner said, in response to questions about possible traffic problems so close to another already approved development. "There's not going to be a lot of traffic."

Lyon County Road Division Manager Gary Fried said the county was conducting a traffic study and would likely propose a three-way stop sign at that intersection. He also said the department was willing to look at a roundabout, but wasn't certain Dayton Valley Road was wide enough.

"This will bring more commercial business to the Dayton area, and for this whole swath of land to become commercial was the community's desire," said Commissioner Ray Fierro.

The zone change request will be heard by the county commissioners at their Sept. 7 meeting.
