A nationwide residential developer plans to construct 48 town houses in South Carson City off Roop Street to attract first-time home buyers and older professionals looking for smaller homes.

Centex Homes, headquartered in Dallas, purchased 3.78 vacant acres south of the post office for $2.6 million, according to city records. The company bought the property on Feb. 3 from Dayton-based Toscana Village LLC.

Dennis Wigent, operational marketing manager for Centex Homes in Northern Nevada, said Thursday that Governor's Square is the builder's first project in Carson City. The company's Reno office has been building homes for 22 years.

"We're really excited about coming to Carson City," he said. "We're going through a large growth phase. We have three active neighborhoods selling right now in Reno and we've got six coming online this year, including the one in Carson City."

Wigent declined to give the construction cost of the town homes. The publicly traded company only releases data on a national level. The prices of the homes will be released closer to the start-of-sale date.

"We pride ourselves on building affordable housing. We think this will appeal to everyone, from first-time home buyers who can't afford a stand-alone home to empty nesters looking to downsize."

The white or tan stucco homes will each have a living room, dining room and kitchen on the first floor and bedrooms on the second. Each home has a garage and a parking space on the street.

Governor's Square homes will go on the market in July. Construction on the first homes begins in September.

Centex doesn't have any plans as of yet to enter the Dayton, Gardnerville or Minden markets.

Eric Crisp, president of SC Development Inc. and co-owner of Toscana Village LLC, said his company will develop about 9,000-square-feet of commercial on Roop Street adjacent to Governor's Square. His company had planned to develop the town homes before Centex stepped forward.

Centex (NYSE:CTX) operates in 25 states and built more than 33,000 homes in fiscal year 2004-05. Centex provides mortgage and financial services and commercial construction. Fortune magazine listed the company as No. 1 in its industry in the 2005 list of America's most admired companies.

Third quarter 2006 revenue grew 25 percent to $3.74 billion and earnings from continuing operations grew 30 percent to $329 million, according to www.centex.com.
