A development across William Street from Mills Park could bring more than 90 affordable-housing units, as a well as more commercial properties to Carson City.
The project, called Mills Landing, at the intersection of State and William streets would be the first mixed-use project to be located on a major thoroughfare since the city's updated master plan was adopted earlier this year, said Jennifer Pruitt, the city's senior planner.
The planning division, overall, "is in support of the proposed development," Pruitt said.
It will offer its 94 detached housing units at prices between $225,000 to $255,000. The units would range in sizes between 1,084 to 1,678 square feet on lots 1,520 to 3,190 square feet.
Fewer units per acre will occupy the site than the maximum allowed in the area as stipulated in the master plan - 13 units per acre versus 36 units per acre - on 7.7 acres.
Though a residential market study indicates homebuyers will bring up to 94 more children into the school district if all of the units are occupied, many of the owners are expected to be singles.
Its retail and commercial portion, 2.4 acres, will face William Street, sit west of an existing strip mall and will be close to an array of other services. It will also be close to similar types of properties, such as the Millennium development, which sits northwest of the Mills Landing property.
The site is owned by Landmark Communities.
One nearby resident is concerned about its impact on traffic in the area, however.
Traffic on William Street and Highway 50 "sees back up, in many cases from Roop Street to nearly the State Street intersection," said Mark Sivazlian.
The ultimate goal of the master plan, "is to provide pedestrian-friendly and less car-centric development within the city" and this proposal could offer that, Pruitt said.
