Retail and office tenants will move into a new development off South Carson Street by the end of the year, but the project manager isn't saying who those businesses are.
Ed Yuill, project manager for Carson Tahoe Quail Park, said his company has signed several lease contracts for the 46,000-square-foot, mixed-use development. Site improvements continue on 3.5 acres between South Carson and Cochise streets, which is south of Albertsons. This will be Ribeiro Co.'s second shopping center in Carson City. It also developed Carson Quail Park at South Carson and Rhodes streets.
"We are doing pre-leasing and pre-sales," he said Thursday. "We have contracts signed. We're doing (office) condo sales, individual building sales and leasing."
Yuill, vice president of Ribeiro's Northern Nevada office, said labor, land and material costs for this development have increased up to 40 percent from about a year ago.
It could cost $120-$130 a square foot to complete the project, which puts it as high as $6 million.
Up to 30 businesses could occupy the land, which is the former location of Oasis Mobile Home Park.
Through a limited-liability company, Ribeiro purchased 4500 S. Carson St. and a much smaller parcel on Appion Way in November 2006 for $2.3 million.
Ribeiro is a general contracting and development company specializing in commercial office, retail and industrial complexes, according to its Web site. The company was founded by Johnny Ribeiro Jr. 45 years ago. Ribeiro has developed about 10 million square feet of commercial space in Nevada, California and Arizona.
