About four acres of land near the Carson Tahoe Regional Medical Center is now for sale and can be developed for retail and commercial use.
The two parcels are 2.43 acres at 1393 Medical Parkway listed for $2,117,016 and 1.38 acres at 1365 Medical Parkway priced at $1,202,256.
Vicki Hone, owner/broker, Hone Company Commercial Real Estate in Gardnerville, is the listing agent. Hone says both lots are owned by the same private owner.
Hone says the parcels are not under any covenants, conditions and restrictions that affect much of the other land around the hospital, making them ideal for all kinds of development. They are zoned for commercial and retail use.
“It could be darn near anything,” Hone said. “We are very excited about the project because it does lend itself to all kinds of things. I’ve been reaching out to physician practices to see what is needed there.”
Hone also says there are no restrictions in relation to the nearby hospital.
“It could be a pharmacy, a laboratory,” said Hone.
The area sits at the north end of town, which has seen retail languish since the recession began.
But there are signs of commercial life there, including a new, recently opened Taco Bell built near the 395/580 on ramp.
And near the new fast food outlet a small, three-to-five storefront strip mall is planned, said Lee Plemel, community development director for Carson City.
The two lots for sale near the hospital do not front Carson Street so Plemel imagines the land would appeal more to buyers with a medical rather than retail business.
“It’s been an area when all other development slowed there was still steady growth in medical offices,” he said.
