Former Carson City Horseshoe Club getting facelift

The former Horseshoe Club is about to get a facelift.

Two of the three parcels that make up the downtown Carson Street property are undergoing a $127,436 refurbishing that will include new doors, windows, stucco and awnings.

The third parcel, 410 N. Carson St., is being sold and is now in escrow, said Samuel Douglass, John Uhart Commercial Real Estate Services, the broker on the property.

Jeanette Kelly, the property owner, applied to Carson City’s Facade Improvement Program for reimbursement of some of the projects’ costs.

At a brief meeting Monday, the Redevelopment Authority Citizens Committee, which oversees the program, approved her application for $44,425 in matching funds on the two projects.

The facade improvement program reimburses half the cost up to $25,000 for qualified exterior work on buildings in the city’s redevelopment areas.

The Horseshoe Club’s application uses up the remaining available funds in the $200,000 program, which has already approved nine other projects.

Kelly said after the meeting that extensive interior work is being done too and she hopes to make the buildings available for lease in the first quarter next year.

The parcel at the corner of Telegraph Street, 402 N. Carson St., is having improvements made for a restaurant tenant on the first floor and office space on the second floor.

The parcel to its north, 408 N. Carson St., is being readied for retailers on the first floor and residences or apartments on the second floor.

Kelly said she has no immediate plans to sell those buildings.

Under the facade improvement program, an applicant has to repay the city’s match if the owner sells the building within a year of improvements.

The architect on the projects is Joey Lassonde Drafting and Design and the construction contractor is Paul Brooks General Contractor.

The Horseshoe Club’s unrestricted gaming license is in the process of being sold to the owner of Bodines Casino, who last week got a special use permit approved by the Carson City Planning Commission in order to open a second location in NorthTown Plaza.
