NOTICE OF SALE 

REAL AND PERSONAL PROPERTY 

Notice is hereby given that the Carson City Public Guardian, as Guardian of the above-named Protected Person will sell the Protected Person’s real property and personal property (manufactured home) at private sale to the highest and best bidder upon the terms and conditions mentioned hereinafter, and subject to confirmation by the above-entitled Court. 

The real property is located at 1173 Christina Circle, Carson City, Nevada. 

The legal description of the property is as follows: All that certain real property situated in Block F, as shown on the map of Country Club Estates, a mobile home subdivision, filed in the Office of the Carson City Recorder, State of Nevada. 

The Assessor’s Parcel Number (APN) is: 009-657-17. 

The personal property is a 2006 Nashua manufactured home, that has not been attached to the real property. 

All offers to purchase the real estate must be made in writing and sent to Lacy Perry Properties, at 4555 East 5th St., Carson City, NV 89701 for the estate, on or before 5:00 p.m. on March 3, 2023. 

All offers to purchase the personal property (manufactured home) must be made in writing and sent to E-Z-2 BUY HOMES, LLC, at 940 Matley Ln., Suite 18, Reno, NV 89502. 

All offers to purchase must be made for both the real estate and the personal property (manufactured home). 

This property, real and personal, will be sold “AS IS, WHERE IS”, no warranties, expressed or implied, and subject to court approval, in lawful money of the United States of America, with ten percent (10%) of the amount offered in the form of cashier’s or certified check to accompany the offer and balance to be paid in full on close of escrow. 

The listing price for the real property is $105,000.00. 

The listing price for the personal property (manufactured home) is $63,000.00. 

The Public Guardian reserves the right to reject any and all bids. For further information, please contact the Carson City Public Guardian at (775) 887-2295. 

Final sale is subject to Court approval. Bids are welcome at the hearing set for approval of the sale before the Guardianship Court on March 6, 2023, at 8:30 a.m.
