You are hereby notified that the item(s) listed below will be considered
by the Carson City Administrative Hearing Examiner on Wednesday,
January 25, 2023, 1:30 PM in Conference Room “A” of the Carson City
Community Development office, 108 E. Proctor Street, Carson City,
Nevada.
LU-2022-0543 For Possible Action: Discussion and possible action
regarding an application from Don Thoreson (“Applicant”) for an
Administrative Permit to allow for the construction of an accessory
structure with a cumulative square footage totaling 66.54 percent of the
size of the primary structure on property zoned Single Family 1 Acre
(“SF1A”) located at 95 Paul Way, Assessor’s Parcel Number (“APN”)

Summary: The Applicant is proposing construction of a 2,700 square
foot metal shop. A shop is a permitted accessory use in the Single
Family 1 Acre zoning district; however, Carson City Municipal Code
(“CCMC”) 18.05.055 requires approval of an Administrative Permit if the
cumulative square footage of the accessory structure(s) on-site are more
than 50 percent, but less than 75 percent of the square footage of the
primary structure.
LU-2022-0560 For Possible Action: Discussion and possible action
regarding a request from The Derma Group (“Applicant”) for an
Administrative Permit to allow for the installation of antennas that will
extend approximately 8.4 feet above an existing telecommunications
equipment shelter on property zoned Public Regional (“PR”) located at
250 Conestoga Drive, Assessor’s Parcel Number (“APN”) 008-011-30.

Summary: The Applicant is proposing to locate three panel antennas
on the rooftop of an existing telecommunications equipment shelter
and install ground equipment within the existing telecommunications
equipment shelter located within an existing equipment compound. The
antennas will be located 8.4 feet above the existing building height of
10.6 feet. Per 18.15.025(2)(a) wireless telecommunication facilities and/
or equipment may locate on an existing structure with the approval of an
Administrative Permit provided that such installations do not increase the
height of the existing structure by more than ten feet.
