The median sales price for an existing single-family residence in Carson City was $585,000 in October, according to a press release from Sierra Nevada Realtors.
The median sales price represents an increase of 15.3 percent from the previous month and an increase of 19 percent from the previous year.
Carson had 42 sales of existing single-family homes in the same month, a decrease of 12.5 percent from the previous month and an increase of 16.7 percent from last year.
The existing condominium/townhome median sales price in Carson for the month was $327,500, an increase of 7.4 percent from last year.
SNR also released data for Washoe, Storey, Lyon, Douglas and Churchill counties.
“Given the price increases and inventory decreases in the Washoe County and greater Carson markets, we are seeing a jump in sales from last month in Churchill and Lyon counties specifically,” said Sara Sharkey, co-president of SNR. “We are pleased to see Northern Nevada’s housing market continuing to expand across the six counties, especially into the rural regions.”

Washoe County
In October, Washoe County, excluding the area of Incline Village, saw 373 new listings and 342 closed sales. The median sales price for an existing single-family residence in Washoe County was $575,000, an increase of 1.8 percent from the previous month and an increase of 6.5 percent from last year. The median sales price of an existing condominium/townhome in Washoe County in October was $315,000, equal to last year.
Lyon County (Includes manufactured and single-family residences)
In October, Lyon County had 84 sales of existing single-family homes and manufactured properties, an increase of 16.7 percent from the previous month and a decrease of 12.5 percent from last year. The median sales price for existing manufactured and single-family residences were $395,450, an increase of 1.9 percent from last month and an increase of 8 percent from the previous year.
Churchill County
In October, Churchill County had 18 sales of existing single-family homes, an increase of 20 percent from the previous month and a decrease of 28 percent from last year. The median sales price for an existing single-family residence was $360,000, equal to the previous month and a decrease of 6.5 percent from last year.
Storey County
In October, Storey County had 2 sales of existing single-family homes, equal to the previous month and a decrease of 33.3 percent from last year. The median sales price for an existing single-family residence was $615,000, an increase of 35.6 percent from the previous month and an increase of 62.3 percent from last year.
Douglas County
In October, Douglas County had 52 sales of existing single-family homes, a decrease of 10.3 percent from the previous month and an increase of 15.6 percent from last year. The median sales price for an existing single-family residence was $627,000, a decrease of 1.2 percent from the previous month and an increase of 14.5 percent from last year.
