Sales of existing single-family homes in Carson City in July rose as the median sales price of those homes fell from the previous month, according to data released by Sierra Nevada Realtors.

In July, Carson City had 75 sales of existing single-family homes, a 47.1 percent increase from the previous month and 23 percent up from the same period last year.

The median sales price for an existing single-family residence was $527,405, a decrease of 5.8 percent from the previous month but an increase of 3.8 percent from the previous year.

The existing condominium/townhome median sales price in Carson City in July was $300,000, a decrease of 2.5 percent from last month and 6.3 precent down from last year. Eleven closed sales on condos/townhomes in the city in July also represent a 175 percent increase from the prior month and a 57.1 percent increase from the prior year.

Washoe County (excluding Incline Village)

In July, Washoe County, excluding the area of Incline Village, saw 549 new listings and 434 closed sales. The median sales price for an existing single-family residence in Washoe County was $607,500, an increase of 1.3 percent from the previous month and an increase of 6.6 percent from last year. The median sales price of an existing condominium/townhome in Washoe County in July was $362,500, up 8.2 percent from last month and 9.8 percent from last year.


Lyon County (includes stick-built, manufactured and single-family residences)

In July, Lyon County had 106 sales of existing single-family homes and manufactured properties, a decrease of 4.5 percent from the previous month and an increase of 2.9 percent from last year. The median sales price for existing manufactured and single-family residences was $386,845, an increase of 3.2 percent from last month and a decrease of 0.6 percent from the previous year.


Churchill County

In July, Churchill County had 19 sales of existing single-family homes, a decrease of 9.5 percent from the previous month and an increase of 18.8 percent from last year. The median sales price for an existing single-family residence was $395,000 a decrease of 6 percent from the previous month and up 21.5 percent from last year.


Storey County

In July, Storey County had one sale of an existing single-family home, with no change from the previous month and down 80 percent last year. The median sales price for an existing single-family residence was $377,450, a decrease of 20.5 percent from the previous month.


Douglas County

In July, Douglas County had 56 sales of existing single-family homes, an increase of 19.1 percent from the previous month and a decrease of 11.1 percent from last year. The median sales price for an existing single-family residence was $760,325, an increase of 5.6 percent from the previous month and a decrease of 1.3 percent from last year.
