Notice is hereby given that ANGELO

THOMAS McCLOSKEY, personal

representative of the estate, will sale upon the

terms and conditions hereinafter mentioned,

and subject to confirmation by the aboveentitled

Court on the 18th day of June, 2024,

at the hour of 9:00 a.m., at the Tenth Judicial

District Court, located at 73 N. Main Street, in

Fallon, Nevada, the water rights as referenced

below:

Water rights appurtenant to parcel known

as APN 007-031-14 and more fully

described as All that certain lot, piece or

parcel of land situate in the County of

Churchill, State of Nevada, described as

follows:

Commencing at the SE 1/16 corner of

Section 4, Township 19 North, Range 26

East, M.D.B.&M. thence N 89°47’42” W,

659.88 feet; thence N 00°11’07” E, 556.96

feet to the true point of beginning; thence N

00°11’07” E, 862.30 feet; thence S

89°47’42” E, 659.86 feet; thence N

00°11’07” E, 569.41 feet; thence N

80°44’07” W, 1673.14 feet; thence S

17°52’00” W, 736.08 feet; thence S

23°35’29” W, 186.82 feet; thence S

Said parcel is also known as Parcel 3 of the

Archie W. & Hazel M. Jackson Record of

Survey recorded August 8, 1984, under File

No. 207692, Official Records.

The appurtenant water rights to be sold

consist of certain water entitlements within

the Newlands Project of the State of

Nevada, designated as Truckee-Carson

Irrigation District (TCID) Serial No. 335-2 to

irrigate a total of 35.9 acres, being 161.55

acre-feet annually.

The sale shall be for a cash purchase price

of TWO MILLION FIVE HUNDRED EIGHTYFOUR

THOUSAND EIGHT HUNDRED

EIGHTY-THOUSAND DOLLARS. The full

terms of purchase which shall be assumed

by the purchaser are set forth in the Return

of Sale of Real Property and Petition for

Confirmation on file with the District Court in

the above-entitled matter.
