CITATION AND NOTICE OF HEARING TO CONFIRM SALE OF REAL PROPERTY

TO: ANY PERSON HAVING AN INTEREST IN THE CARE, CUSTODY AND CONTROL OVER THE ESTATE OF SUSAN M. STENERI 

PLEASE TAKE NOTICE that SHAYLA HOLMES, Lyon County Public Guardian, and 

DEBBY STEVENS, Lyon County Deputy Public Guardian (“Guardians” or “Petitioners”), have filed in this Court a Petition to Confirm the Sale of Real Property, after having been authorized by order of this Court to sell said property of the Protected Person, SUSAN M. STENERI, at 231 N. Whitacre, Yerington, NV 89447, APN: 001-091-06, to pay for her ongoing living expenses, thereby eliminating her obligation to maintain two residences. 

The specific terms of the sale are: the prospective Buyers will pay the purchase price of $180,000 in full in cash. The Buyers waived the appraisal, and the Seller is to be responsible for an owner’s policy of title insurance. Escrow fees and transfer taxes will be paid by the Buyers. Buyers have done their own personal inspection and will accept the home “as is.” The O&A and close of escrow are subject to this Court’s approval. Further details concerning this matter can be obtained by reviewing the documents on file at the office of the Clerk of Court. 

PLEASE TAKE FURTHER NOTICE that a hearing has been set for the confirmation of the sale at the courthouse of the above-entitled court, at the time and place set forth below. All persons interested in the sale are notified to appear at the time and place mentioned in this notice and show cause why the petition to confirm the sale should not be granted, or to bid on the subject property pursuant to NRS 159.146. The only negotiable term for the sale will be the purchase price, with all other terms remaining the same. Any overbids must begin at $5,000 over the purchase price. 

PLEASE TAKE FURTHER NOTICE that a hearing on this matter has been set for the 4th day of November, 2024, at 9:00 a.m., at the courthouse of the Third Judicial District Court, located at 911 Harvey Way, Second Floor, Yerington, Nevada, 89447. Any interested party may appear at the hearing.
