According to data released by Sierra Nevada Realtors, now including condos and townhomes with single-family homes, the Carson City housing market saw declines month over month in the beginning of the new year.

In January, Carson City had 49 sales of existing single-family homes, condominiums and townhomes, a 33.8 percent decrease from the previous month and a 25.6 percent increase from last year.

The median sales price for existing single-family homes, condominiums and townhomes in the capital city was $550,000, a decrease of 0.7 percent from the previous month and an increase of 10 percent from the previous year.

The active inventory in January was 127 homes, a decrease of 2.3 percent from last month and a decrease of 17 percent from last year.

“Since December, we've seen typical seasonal trends, with both the number of sales and the median sales prices decreasing in nearly half of the counties, which is a common shift during the winter months,” said SNR President Leandra Carr. “However, compared to January of last year, the median sales price has increased across all counties. This slight rise in prices suggests that the market is shifting toward a more balanced state.”

SNR released January data for other markets as well.
