Tony Grasso sells a spa with the same type of enthusiasm that he uses to describe his $4 million development on South Carson Street. In both cases customers will be served, but with the retail and office space development the whole city will benefit, he says.

Grasso, who lives in Stateline and operates Hot Spring Portable Spas there and on North Carson Street, said the new store will open at 3333 S. Carson St. in September. The store is moving from its leased space at 2303 N. Carson St.

"I am absolutely overwhelmed with excitement about this project," he said. "I'm not only getting the opportunity to give back to my customers and the city of Carson, but I'm also allowing my employees to have a new environment and put bigger smiles on their faces."

Business hours will expand to seven days a week. The new store in Carson City will be managed by Eric Pederson, who has been with the company for nine years.

After 26 years in business, Grasso said he's looking forward to expanding his business and leasing out space to six other companies.

"They will be stores that will accent my business, and stores that my business can accent," said Grasso, president of Chrisnick Corp., which is named after two of his four children.

The Grasso family purchased the land from the S&M Family Trust in October 2002 for $437,500, according to city records.

The 1.8-acre site will include two mini-storage buildings containing 226 climate-controlled self-storage units, said Bryan Tom, superintendent with the Miles Brothers Construction, the project's principal contractor.

Walls on the retail buildings are complete. Construction will begin in about two weeks on the foundation for the mini-storage units. The storage units are expected to be completed in November. Palmer Engineering did the drawings and brought the project through the city permitting process.

A bank has already inquired about the property, according to a Sperry Van Ness leasing agent.

"It's a great project in that it's on South Carson Street and because of the flexibility," said Bruce Robertson, an agent with Sperry Van Ness. "The project will bring in different sized tenants. It's not going to have large-sized tenants, but it's ideal for the smaller tenants that are interested in 1,500 square feet to 4,000 square feet."

• The two-story, 9,400-square-foot building that is closest to South Carson Street will contain Hot Spring Portable Spas and several retail stores.

• The one-story, 3,500-square-foot building beside Carpet Barn will contain retail shops or possibly offices.

• Both are high-end masonry buildings.

Two mini-storage buildings

• The two-story building is 26,500 square feet.

• The one-story building is 3,450 square feet.

• Together they contain 226 climate-controlled units.
