More homes proposed for East Carson City

A Carson City company plans to build townhouses off Lepire Drive and a second phase of homes in the Sundance Ridge subdivision for families who need affordable housing.

Liberty Homes LLC will continue the second phase of Sundance Ridge, off Lepire Drive in east Carson City, which adds an additional 20 homes to the 13-home subdivision. Building is about two months out because the company is still seeking the permits, said manager Christian Funk.

He described the homes as affordable for middle-income families because they'll range from 1,300-square-feet to 1,600-square-feet and will start at $250,000.

The average single-family home in Carson City sold for $323,416 in July, which is about 6 percent less than a month before, according to city assessor records.

Cassidy Court will be the future entrance to the second phase.

"I'm interested in selling to the families who live and work here who can't afford the more expensive homes," Funk said Tuesday. "I want to build for families."

Liberty Homes is also seeking permits for 4000 and 4004 Lepire Drive, off North Edmonds Drive, for two 5,000-square-foot buildings, each containing four townhouses.

"They will have horizontal siding on the front, landscaping and a play area in the backyard. I'm building them to cater to the clients that are part of the working force."

Each 900-square-foot townhouse will have two bedrooms with a fireplace and vaulted ceilings and one bathroom and a two-car garage.

Liberty Homes, managed by Christian and Katherine Funk, is the project owner and contractor. Plans were done by Peak Consulting Engineering. Funk said they hope to break ground on the $800,000 project in about three weeks, for completion in April.

Funk said the townhomes will be rented out at about $850 a month, until he can fulfill the requirements for condo conversion. This is a new city ordinance allowing formerly for-lease apartments or townhomes to be upgraded and sold. The new townhomes will be constructed with the condo upgrades.

The company built four-plexes on Carson Meadow Drive and on Corbett Street.
