Medical office building nears completion

Development continues on a new medical office building on the 80-acre Carson Tahoe Regional Healthcare campus, which should be ready for occupation in the spring.

The two-story building at 1470 Medical Parkway is about 45 percent completed, said Mark Beauchamp, of Shaheen Beauchamp Builders, the principal contractor. The steel structure and concrete slab is complete. It's located south of the regional medical center and cancer center.

"We're done with structural work, now we have to enclose it and roof it in," he said Thursday.

The $8 million-$10 million medical office building is on land owned by the hospital, but the building is owned by the Hammes Co., which is a consulting firm that specializes in developing real estate for the healthcare industry.

On Thursday, the hospital and contractors celebrated the completion of the steel core and various site work, which totaled $5 million.

Ron Sage, director of leasing for the Hammes Co., said this type of relationship is starting to characterize the healthcare industry. Hospitals still want to have some control of their land, which it will have with a land-lease agreement, but not the responsibility of building and managing another office building.

"This is a growing area, and that's why we're here," Sage said about Carson City. "We wanted to get into this area and to work with Carson Tahoe, which is a mainstay in the community."

The hospital will occupy about 30 percent, or about 9,000 square feet of the new building. That includes half of the first floor for its physical therapy department and lab. The healthcare system's finance department will also take over a small section of the second floor. The hospital has control of 4,500 square feet that it will lease out to physicians. One physician lease has been signed with Dr. James Pincock, an oral and maxillofacial surgeon, who will occupy 3,000 square feet.

About 15,000 square feet is still available, said Sage.

The medical office building will be ready for occupation in the spring. A second, nearly duplicate building is planned for the medical campus on the east side of the Sierra Surgery & Imaging building.

"When this one is totally leased out then we'll start on No. 2," said Sage.
